The Advisory Fee: £500
(Payable upon submission of full application)
We invest significant resources into underwriting your proposal before it ever reaches a lender. This nominal commitment fee ensures we prioritize serious applicants and covers our initial structural work. This amount is fully deducted from your final success fee upon completion.
The Advisory Fee
Our success fee is capped at 1% and is payable only upon the successful completion of your facility.
Regardless of the complexity of the structure or the time involved, our fee will never exceed this cap. If the transaction does not complete, you owe us nothing.
The Net Fee Promise
To ensure our incentives are perfectly aligned with yours, we operate a Net Fee Model:
The Offset: Any procurement fee or commission paid to us by the lender is credited 100% against your advisory fee.
Example: If our fee is 1% and the lender pays us 0.6%, you only pay the remaining 0.4%.
The Rebate: In instances where the lender’s commission exceeds our 1% cap, we rebate the surplus directly to you.
Why This Matters
This structure guarantees that when we recommend a lender, it is purely because they offer the optimal solution for your commercial objectives, never because they pay the highest financial incentive.

Please note that this published fee structure applies to all new client mandates formally engaged on or after 1 January 2026. All transactions engaged prior to this date remain subject to the specific fee agreements and terms signed at the time of instruction.

That is why we publish our full fee structure, including our cap, our rebates. We want you to know exactly what we earn and exactly what you are paying for. This structure ensures we are always acting in your best interest, securing the deal that is right for you, not the one that pays us the most.
Because long-term relationships are built on trust, not secrecy. We view ourselves as your “In-House Banker,” and you deserve to know exactly the cost of capital and the cost of advice.
For all transactions above £500k, the 1% cap is absolute, regardless of complexity or timeframes.
The only exception is for smaller loans (sub-£500k) where a percentage fee does not cover the minimum cost of execution. In these specific cases, we may agree on a fixed fee in advance to ensure the transaction is viable.
